Job Description
Goa Institute of Management is a premier academic institution located in Sanquelim with a campus covering approx 36,000 sqm of built up are over 50 acres and a combined student/faculty/staff strength of about 1500.
Roles and Responsibilities
Projects
- Overseeing the functioning of the Projects Team comprising 3 supervisors plus 600 or more contract workers of all categories.
- Preparation of capital proposals, cost benefit analysis for new projects
- Provide inputs on sustainable building practices and latest technology
- Presenting the above to the Campus Development Committee
- Liaising with the architect during planning, contractor/vendor selection, construction and commissioning of all fresh buildings on campus as well as renovation/refurbishment
- Preparing tenders and liaising with contractors/vendors
- Implement approved proposals within an acceptable time schedule and within 5% of the approved cost estimate.
Building Maintenance
- Planning and execution of a preventative maintenance program for all buildings and related equipment on site
- Review Annual Maintenance Contracts
- Inspect buildings structures to determine the need for repairs/renovations
Plant & Machinery Maintenance
- Carry out regular maintenance and ensure optimum function of MEP equipment on site including HVAC System, Hydrological systems (including rainwater harvesting, tube wells, pumps etc), Electrical fixtures and systems (including generator), Kitchen equipment, Solar power plant (with Opex operator), Swimming Pool pumping/filtration system etc
- Negotiate and finalise annual maintenance contracts and oversee their successful execution / implementation.
- Optimise energy/power consumption and conservation through sound knowledge of electricity generation and distribution
- Liase with the engineers at all levels to achieve minimum electrical downtime.
- Liase with engineers at the water supply department to ensure adequate supplies of water to the campus.
Liaising with the Government
- Interacting and following up with government officials/authorities/functionaries at all levels
- Awareness of relevant state and central regulations
- Coordination with government bodies including Town & Country Planning Department, Panchayat, Electricity Department, Fire Department etc. on statutory and other matters to ensure timely issuance of permits, renewals etc.
Security
- Liaise with Security agency to ensure safety of the campus property and residents
- Maintain all electronic surveillance and security equipment installed on campus
Landscaping
- Liaise with grounds-keeping contract labour through a supervisor for regular activities to maintain current and improved landscaping features
- Coordinate with the architect and internal team to implement future landscaping plans
- Suggest sustainable solutions for the future including green waste management, optimizing water use etc.
Desired Candidate Profile
We are looking for an experienced Senior Technical and Facilities Manager to oversee all fresh construction activities, maintain the existing infrastructure and ensure that all facilities are safe/well-functioning. The ideal candidate must be able to provide technical inputs at all stages of planning, construction and maintenance, as well as optimize the use of equipment, while reducing operating costs. He must also ensure safe operations of all the engineering activity and must also ensure that all critical drawings and approvals are well maintained with ease of retrieval. In dealing with statutory and government authorities he has to have the inclination to be able to deal with all levels and to expedite the approvals.
Bachelors degree in engineering from a reputed institution (Master’s preferred)
- Minimum ten years of experience in facilities/construction/project management or other relevant experience
- Well-versed in technical/engineering operations and facilities management best practices
- Knowledge of basic accounting and finance principles
- Good knowledge of software such as MS Excel, MS Project, AutoCAD or similar
- Good verbal and written communication skills
- Good organizational and leadership skills
